That is the whole of the verified amenity record. Nambiar Bannerghatta is useful because amenity value depends on how often residents will use the facilities, how they are maintained, and whether the operating cost feels justified.

The club house earns its place for a narrow but real reason: it is written into the name of the proposal, not sketched on a rendering. A scheme delivered without one would depart from the document the promoter filed.

The limits are as plain. The filing gives it no floor area, no configuration, no position on the plot and no contents, and does not say whether it stands alone or sits within one of the seven blocks. Nothing else non-residential appears: no hotel, no retail or office podium, no commercial block, no school, no second amenity building.

Every line tells the promoter what to investigate and report; not one commits the promoter to build, and nothing in the set touches a pool, a gym or a court. The conditions that make services enforceable arrive with a clearance, and none has been granted.

Jurisdiction bears on the same services. The site tests about 1.65 km outside the Greater Bengaluru Authority boundary, in the Bangalore Development Authority's planning area, under the local gram panchayat, which census-derived listings give as Halanayakanahalli. The pre-launch material lists 28 items, and it is worth more than the usual template for one checkable reason: its unusual entries, a pickleball court, a jacuzzi, outdoor seating pods and a barbeque and bonfire area, appear in no other brief we hold, and its vocabulary tracks the firm's published page for Mythri Sikharam. It is still not a schedule, and Mythri Builders has published none of it.

Water, fitness and the indoor rooms

A swimming pool, a kids' pool, a jacuzzi, a gymnasium, a yoga studio and an indoor games room: the rooms that live inside a club house, the one building the filing records, and so the least improbable items on the list. One pool serving 993 households is a queue at seven in the morning, and no dimension has been published.

The courts, the track and the pickleball question

Sport takes the most land: a sports court, a basketball court, a cricket practice pitch or net, a skating rink, a pickleball court and a walking and jogging track. At 90 homes an acre these compete with the blocks and the driveways for surface area, and only a building plan can settle whether they fit. Pickleball is on the list and on the firm's Sikharam page. Gathering, performance and the outdoor rooms

A multipurpose hall, an amphitheatre, an open party lawn, a mini theatre, a barbeque and bonfire area, outdoor seating pods and landscaped gardens make up the social half of the list. Landscaped open space is the one part a building plan will quantify, being a planning requirement rather than a marketing choice. Today there is no landscape schedule and no open-space figure.

Everyday rooms for children, older residents, pets and work

A children's play area, senior citizens' seating, a pet park, a co-working or outdoor working zone and a visitor lounge complete the everyday provision. These are the cheapest items to promise and the easiest to shrink between a rendering and a handover, so they belong in an agreement rather than on a page like this one.

Services rather than amenities

Three entries are not amenities at all: 24/7 security with CCTV, power backup and rainwater harvesting. A holding of this size measures roughly 211 m across if it were square, which is the right order of magnitude against the boundary file the promoter uploaded. Seven things, in roughly this order. Check that a K-RERA registration exists at all, and read the registered details rather than a brochure. Ask for the BDA plan sanction and test whether the unit count, block count, floors and land extent match what you were told.
